Should You Consider DLF Magnolias 2 in Sector 28?
If you are weighing up a large-format home on Golf Course Road, DLF Magnolias 2 is one of the newer ultra-luxury options in Sector 28, Gurugram. It is still pre-launch, so the decision rests on the address and the plans on paper rather than a finished building. Here is a balanced read.
What works in its favour
The location is the strongest argument. Golf Course Road gives immediate access, DLF Cyber City is about 3 km away and IGI Airport is around 11 km. Several schools sit within a few minutes, and Medanta, Artemis and Fortis Memorial are each roughly 10 to 20 minutes away.
Infrastructure along the corridor is moving. The Golf Course Extension Road widening to eight lanes has completed its tender and the contractor has been mobilised. A 13.6 km metro line from Golf Course Extension Road to Sector 5 has been approved, with its detailed project report underway, and the Millennium City Centre to Cyber City metro is progressing through delivery stages.
The homes are large. 4 BHK units are listed from 5,500 to 6,500 sq ft and 5 BHK from 5,600 to 6,000 sq ft, with penthouses at the top of the towers. Finishes include imported marble in living and dining areas, premium sanitaryware and a modular kitchen with provision for a chimney and built-in appliances.
Daily life is well catered for. The clubhouse covers around 2 lakh sq ft and includes a restaurant, business lounge, private screening room, swimming pool with a separate kids' pool, gym, yoga studios and walking trails. Security runs round the clock with concierge support, and every basement has dedicated EV charging bays.
What to check before you decide
- Approvals: Ask for the RERA registration and the sanctioned building plan, and confirm they match the seven towers and 424 units being offered.
- Payment plan: Get the schedule in writing, including how each instalment links to construction milestones and what applies if timelines slip.
- Possession timeline: Since the project is pre-launch, ask for a committed possession window and read the delay terms carefully.
- Carpet area: The quoted sizes are generous, but confirm whether they are carpet or super built-up area, as that changes what you actually get for the price.
- Price: The range starts at ₹25 crore. Compare it with recent transactions in Sector 28 before committing.
Before you commit, review the DLF Magnolias 2 price and floor plans against your budget and household needs, and visit the site once construction is visible.
Verdict: This suits buyers who want very large homes on Golf Course Road and can wait for possession, provided the approvals and payment terms check out.
